JMAI can serve as your development manager during implementation, whether you want to expand an existing community or develop a new one. As development manager, JMAI acts on your behalf throughout the development process, freeing you from the time-consuming demands of overseeing day-to-day tasks needed to keep a complex project on budget and on schedule. JMAI brings long-term experience to the role of development manager, helping your organization move smoothly through the entire development process. All development documents are updated three times during the Development Implementation phase: once at the end of schematic design, once at the end of design development and again at the completion of the construction documents. Site Selection and Acquisition Site Selection and Acquisition JMAI can guide you through the challenges of selecting and obtaining the right site for your project. JMAI maintains a risk-averse approach to the acquisition process, locating sites and negotiating purchase options that are appropriate for your organizations goals and mission. JMAI uses a Development Team approach to Development Implementation. Once a site has been selected and is under control, and the Market Study has been completed, JMAI assists in identifying, selecting, and contracting with Team members, including: architect, contractor, marketing consultant, operations consultant, financial feasibility consultant, and investment banker/lender. Representatives of the sponsoring organization round out the team. As Development Manager, JMAI ensures that the control of the project stays in your hands by scheduling regular Team meetings and maintaining ongoing communication with you and each Team member. During the development process, JMAI coordinates the progress and efforts of all Team members. JMAI plans and prepares agendas for Team meetings, making sure that all Team members have the necessary information to lead to productive Team meetings. From special exceptions to zoning changes, JMAI has had great success in working with local officials and neighboring residents to obtain the approvals necessary for the project to proceed. In addition, JMAI has a sound working knowledge of state requirements and is successful at gaining required state approvals when necessary. In this role, JMAI serves as an experienced representative acting on your behalf during construction, approving draw payments, approving change orders, and resolving questions which arise between the architect and the contractor. JMAI maintains relationships with several nationally recognized marketing companies through which we offer marketing services. |
